EAST KILBRIDE

Asset Management of the largest covered shopping centre in Scotland. Scoop was appointed by the Joint Administrators in November 2022 to develop a new Masterplan Vision for the town centre.

East Kilbride Shopping Centre occupies a town centre site of almost 30 acres and comprises over 1.4 million sq ft of lettable area. The Centre includes several large retail units along with unit shops in six different malls, but also includes an office block, hotel and leisure uses including an indoor ice rink, and 2,850 parking spaces spread across five car parks.

Appointed on behalf of the Lenders in November 2022 to replace the former asset manager, to prepare and implement a new strategy for the shopping centre. Since being appointed, Scoop has progressed the following workstreams:

  • The stabilisation of income – there were significant tenant arrears of rent and service charge largely (but not exclusively) relating to Covid-19 lockdowns.

  • The successful resolution of several litigious situations, where Court actions had been brought against contractors, tenants and other third parties.

  • A full review of planned preventative maintenance strategy.

  • The formulation of a Masterplan Vision for the entire town centre with EK at its heart.

The objective of the Masterplan Vision is to see East Kilbride remodelled and adapted to meet the needs of a 21st Century town. Once implemented, this will see a reduction and consolidation of the core of pure commercial users; the introduction of non-commercial uses such as residential, civic, hospitality and education; and a move towards a “greener”, low carbon environment with superior ESG credentials.

The partnership has, to date, worked extremely well and significant progress has been made such that Scoop and the Council expect to be able to announce their Vision before Autumn 2023 and engage in extensive Public Consultation thereafter.
